Stockland shares (ASX: SGP) closed 12.35% higher on Wednesday to close at A$4.55, with buyers stepping in after a period of range trading to break resistance at A$4.40. The move came following strong FY26 results that saw the company post NPAT up 20% Y/Y, and 1.5% above the expectations.

The post tax figure of $892 million (+10%), and the statutory NPAT figure of $994 million, up 20% on the year. Looking out to FY27, the company guided to FFO of 38-39cents, providing the support needed for bulls to step back in.

What may be sharpening investor attention is the data centre angle. Stockland has formed a 50/50 partnership with EdgeConneX to develop, own and operate a portfolio of Australian data centres, and has secured power for approximately 350 megawatts of development capacity at sites including Cherry Lane in Laverton North and the Brooklyn Distribution Centre. Three New South Wales data centre projects are also in the state’s fast-track approval process.

For a listed property trust, that kind of digital infrastructure optionality is increasingly rare and increasingly valued, particularly as global markets remain fixated on AI-driven demand for compute capacity. Investors appear to be waking up to the idea that Stockland is not simply a residential developer and shopping centre landlord, but a potential real-asset play on the data centre buildout.

Price Targets

Top Australian Brokers

Analyst consensus puts the 12-month price target at $4.94, roughly 6.5% above the close, whilst the technical setup is showing all the hallmarks of a breakout session. The stock is trading clearly above its upper Bollinger band, which had been sitting at $4.45, with band width expanding and short-term volatility rising sharply. That kind of range extension, combined with the stock holding the resistance break into the close is the setup that tends to draw momentum-oriented participants into a previously under-owned name.

The Stockland share price had been stuck within the $3.80-$4.30 price zone since March, and the recent break suggests that momentum may be about to shift. With volatility running hot, it would be sensible to look to a retest and confirmation prior to making any rash moves.
